Application fee?
– The application fee is $45.
BASIC RENTAL INFORMATION
What is the monthly rent and what’s included?
Rent is $1,600 per month. Utilities are not included. The tenant is responsible for setting up and paying for all utilities, including electricity, water, sewer, trash, internet, and any other services required.
Is there a security deposit?
Yes, a security deposit is required before receiving keys to move-in. The security deposit is $3,200.
Are there any move-in requirements?
Yes. Before receiving access to the property and keys, each tenant 18 + must have an individual approved application and must provide:
- Security deposit and first month’s rent.
- Proof of an active North Carolina renter’s insurance policy with at least $500,000 liability coverage with Lech Property LLC added as an additional insured PRIOR to signing the lease.
- For pet owners: accurate description, up-to-date clear photo, up-to-date rabies vaccination and spay/neuter records for the 1 authorized dog OR cat.How long is the lease?
12 months with no automatic renewal.
Is renters insurance required?
– Yes, proof of an active North Carolina renter’s insurance policy with a minimum of $500,000 in liability coverage, listing Lech Property LLC as an additional insured, must be provided before lease signing.
WHAT ABOUT PETS?
Are pets allowed?
1 Dog - Breed Restrictions Apply OR 1 Cat Permitted. Pet must be spayed or neutered. No exotic or dangerous animals are permitted. No dog or cat with a bite history are permitted on the property at any time.
An up-to-date, clear photo, detailed description, up-to-date rabies vaccination and spay/neuter records for the dog OR cat must be provided.
Breed Restrictions Apply => Pitbull, German Shepherd, Belgian Malinois, Rottweiler, Doberman Pinscher, Chow, Akita, Wolf or Wolf hybrid or any mix thereof are NOT permitted on the property at anytime.
There is no pet rent and there are no pet deposits or other stupid pet fees.Are there rules about pet behavior or care?
Yes. The authorized dog OR cat must live indoors, receive proper veterinary care and grooming, and not pose a nuisance or danger to neighbors. Tenants must clean up all pet waste and maintain a healthy living environment for the pet.
Can I have more than one pet or replace my pet during the lease?
Only 1 approved dog OR cat is permitted. If you plan to replace the dog OR cat, you must notify the landlord, provide an updated description, a new rabies vaccination record, and a clear photo. Approval is required before a new dog or cat is allowed.
Is there pet rent, a pet deposit or other pet fees?
No, there is no pet rent, pet deposits or other stupid pet fees. However, the tenant is responsible for any damage caused by the pet dog OR pet cat.
LIVING AT THE PROPERTY
Do you allow smoking or vaping on the property?
No.
What about lawn care and landscaping?
Lawn care is included.
Who is responsible for pest control?
The tenant is responsible for pest control and must maintain cleanliness to prevent infestations. Any services provided by the landlord are a courtesy.
OCCUPANCY, NOISE, AND VISITORS
What is the guest and subleasing policy?
Subleasing is strictly prohibited. Only individuals listed on the lease may reside in the home.
Are noise, gatherings, or parties allowed?
The property must remain quiet and respectful at all times. Parties, events, or any large gatherings are strictly prohibited.
